Healthy Homes compliance is critical for safety, liveability and insurance, and tenancy law changes more often than most owners can keep up with. What rental compliance looks like with us

- Evidence that stands up: a neat compliance file - assessment report, invoices, photos and the compliance statement - that you can hand to an insurer, a prospective buyer or the Tenancy Tribunal. You have 24/7 access through the owner portal.
- Compliance statement in every tenancy agreement: every new or renewed tenancy agreement must include a statement of the property's current level of compliance with the Healthy Homes standards. We prepare it from the file, so it is right.
- Smoke alarms, insulation and the rest: working smoke alarms in the required places, the insulation statement, and the other obligations under the Residential Tenancies Act, checked at onboarding and at routine inspections.
- Baseline meth testing: between tenancies and at the start of new managements, so accountability is clear and insurer expectations are met. How baseline meth testing works.
- Ongoing checks: at routine inspections we note observable items - moisture build-up, obvious draughts, a heat pump that is not doing its job - and recommend targeted trade visits or a refreshed assessment when appropriate.
The Healthy Homes standards, in short
The standards set minimum requirements in five areas. Every private rental in New Zealand has had to comply since 1 July 2025, and the requirements apply to a 1910 villa in Mt Eden exactly as they do to a new townhouse in Takanini.
- Heating: a fixed heater, or heaters, that can heat the main living room to the required temperature. The size needed is calculated for the room, and an undersized heat pump is the most common failure in Auckland's older homes.
- Insulation: ceiling and underfloor insulation are compulsory where they can reasonably be installed, to the required standard.
- Ventilation: openable windows in every habitable room, and extractor fans in kitchens and bathrooms.
- Moisture ingress and drainage: efficient drainage, guttering and downpipes, and a ground moisture barrier under an enclosed subfloor where one can be installed.
- Draught stopping: unreasonable gaps and holes blocked, and unused open fireplaces closed off.
